Hi Weiting, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
The Story Behind KAT Realty Group

KAT Realty Group didn’t start as a business plan. It started as a mom trying to make space for her child.
After my daughter was born, our three-bedroom home suddenly felt very small. I was sharing my home office with her—half workspace, half playground. Toys slowly took over every corner, and it became clear that we needed a bigger place, not just for space, but for balance and peace of mind.
Like most families, we hired a real estate agent and trusted the process. But what we experienced instead was disappointment.
At the time, it was COVID, and the Austin housing market was chaotic. Buyers from California were flooding in, bidding wars were everywhere, and every offer felt like a long shot. We lost again and again. What made it harder wasn’t just the market—it was the lack of real guidance.
Our agent’s role felt limited to unlocking doors and waiting inside. There was little strategy, little insight, and little advocacy. As the process dragged on, her patience wore thin. It became obvious that closing quickly mattered more than helping us win smartly.
And I couldn’t shake the thought:
Is this really worth 3% of the price of a home?
During the process, my husband and I did what many buyers do—we researched obsessively. We analyzed comps, studied neighborhoods, learned negotiation tactics, and understood contracts inside and out. At one point, we realized something uncomfortable:
we were more prepared than the agent representing us.
We were even feeding her negotiation strategies she should have been leading with.
That experience planted a seed.
I started researching the industry and discovered that many buyers—especially experienced, analytical, and self-driven ones—shared the same frustration. They didn’t mind doing research. They wanted expert advice, transparency, and strong negotiation, not just door-opening. What they didn’t believe in was paying a percentage-based fee that often had little connection to service quality.
That’s when I decided to become an agent myself.
I took the training, passed the exam, and earned my license. At first, I had no intention of starting a brokerage. I already had a well-paid career. The plan was simple: use my license to buy our own investment properties and help a few friends along the way.
But something unexpected happened.
Friends started referring friends. Clients encouraged me to keep going. They told me, “This is exactly what the industry is missing.” They wanted someone who would explain every step, protect their interests, and treat their money like it mattered—because it did.
That’s how KAT Realty Group was born.
From day one, I believed real estate should be fair, transparent, and accessible. I don’t believe a realtor is inherently worth 3% just because “that’s how it’s always been done.” But I also don’t believe in cutting service to cut costs.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
But the journey wasn’t smooth. Not even close.

Right after I became licensed, it was the strictest phase of COVID. Lockdowns, uncertainty, fear—everything slowed down. For months, my phone didn’t ring. I spent money on marketing, learning, and tools, believing that effort would eventually turn into opportunity. But the return was zero. No leads. No clients. Just silence.

Then, after months of trying, I finally got my first client—through a friend’s referral.

I was doing what most traditional agents do. Full service, full time, all-in. I drove her all across Austin, neighborhood by neighborhood, house by house. We toured more than 30 properties. I rearranged my schedule, weekends, evenings, family time—everything. After a month of effort, she decided not to buy at all.
Just like that, a month of work disappeared.
No transaction. No income. Just exhaustion.
And honestly?
I remember sitting there thinking, this is brutal.
I’m pretty sure every experienced agent can relate to this moment—the one where you start questioning the model, not the work ethic.
That experience forced me to step back and really analyze where value is actually created in a real estate transaction.
What I realized was eye-opening.
Showing homes was, by far, the most time-consuming part of the job—yet often the least value-adding. Clients usually know best what they’re looking for: layout, light, location, schools, commute, budget. Walking through a house doesn’t magically change that. In many cases, the agent’s role during showings is reduced to unlocking a door.
The real value—the part that actually protects clients—comes later:

• Market analysis
• Offer structure
• Negotiation
• Contract terms
• Inspection strategy
• Risk management
• Closing coordination
That’s where mistakes cost tens of thousands of dollars.
That’s where expertise matters.
So I made a conscious decision:
I would stop charging clients for time spent opening doors—and start charging only for real value delivered.
That realization became the foundation of KAT Realty Group’s model.
We restructured how we work so clients get expert guidance where it truly matters, without paying inflated percentage-based commissions for tasks that don’t meaningfully impact outcomes. Clients who enjoy researching homes or attending open houses can do so freely. When it’s time to make decisions that involve money, risk, and long-term consequences—we are fully present, deeply involved, and fiercely protective of our clients’ interests.
This wasn’t about doing less work.
It was about doing the right work.
That hard first year—the silence, the failed first deal, the long drives—wasn’t a setback. It was the clarity I needed to build a better system. One that respects clients’ intelligence, values transparency, and aligns cost with impact.

Do you have any advice for those just starting out?
Don’t mistake early silence for failure. When you’re starting out, it’s normal to go months without traction, especially in real estate. That quiet period is part of the process—not a reflection of your ability or value.

Focus early on where you actually add value. Not every task matters equally. Learn which parts of the job truly protect your clients—strategy, negotiation, and risk management—and build your business around those strengths.

Most importantly, don’t feel pressured to copy outdated industry models. Design a business that aligns with your values and your life. Be clear, be honest about what you offer, and trust that the right clients will find you.
