Today we’d like to introduce you to Rica Greenwood.
Hi Rica, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
I was born in a developing country and immigrated to the United States with my family. My parents worked incredibly hard to create opportunities for us, and their sacrifices shaped the way I approach both life and business today. They taught me the value of hard work, perseverance, and taking responsibility for your future.
As grateful as I was for everything my parents did, I wanted to build my own path. After high school, I attended community college in San Francisco before moving to Austin and paying my own way through college as an out-of-state student. I graduated from the University of Texas at Austin, and balancing work, school, and living expenses taught me discipline, resilience, and the importance of staying focused on long-term goals.
Before real estate, I worked in the corporate world managing contracts, but I was drawn to owning my own business where I could make a more direct impact on people’s lives. In 2008, I made the decision to pursue real estate full-time during one of the most challenging housing markets in recent history. Starting a business in that environment wasn’t easy, but it taught me how to navigate changing markets, solve problems, and advocate for my clients when it mattered most. Those early lessons continue to shape how I approach every transaction today.
Over the years, I built my business one relationship at a time. Today, approximately 90% of my business comes from repeat clients and referrals, which I consider one of my greatest accomplishments. As a solo agent, I personally guide my clients through every stage of the process and remain deeply involved in every transaction. My focus has always been helping sellers maximize their equity and helping buyers make informed financial decisions.
I have been fortunate to become a top-producing listing agent, earn my Certified Luxury Home Marketing Specialist designation, and serve clients throughout the Austin area. But more than any award or recognition, I am most proud of the trust my clients place in me and the relationships that have been built over the years.
Looking back, my journey has never been about taking shortcuts. It has been about honoring the work ethic my parents instilled in me, continuing to learn, and showing up every day with the goal of serving my clients at the highest level.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
It has definitely not been a smooth road, but I believe the challenges are what shaped both my career and my character.
I entered real estate in 2008 during one of the most challenging housing markets in recent history. Many homeowners were facing financial hardship, property values were declining, and some families found themselves owing more than their homes were worth. Selling homes and creating solutions for sellers during that period was incredibly challenging. It taught me very quickly that real estate is not simply about buying and selling homes. It is about helping people navigate major financial and life decisions during times of uncertainty.
Building a business from scratch without an established network was another challenge. Every client relationship had to be earned. There were no shortcuts. I spent years building trust, one relationship at a time, and those relationships eventually became the foundation of my business.
One of the biggest lessons I’ve learned is that success requires continuous adaptation. The industry I entered in 2008 looks very different from the industry today. Every few years, the industry changes, and you have a choice: resist it or learn it.
When I started, real estate marketing was heavily dependent on traditional methods. Today, consumers begin their home search online, and technology plays a significant role in how homes are marketed. Over the years, I have had to continually learn new technologies, digital marketing strategies, video content, social media platforms, and online search trends. In many ways, today’s real estate professional is not just a broker. We are also marketers, strategists, and content creators.
Like many business owners, I have learned that clients often see the successful closing, but they do not see the late nights spent solving problems, analyzing market trends, studying the competition, developing marketing plans, and finding solutions to unexpected challenges. Those behind-the-scenes efforts are often what make a successful outcome possible.
Looking back, I am grateful for the obstacles I have faced. They taught me resilience, adaptability, and the importance of continuous learning. More importantly, they reinforced the work ethic my parents instilled in me and helped shape the professional I am today.
Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
I am a real estate broker serving buyers and sellers throughout the Austin area, with a particular focus on helping homeowners strategically position their homes for maximum exposure and the strongest possible outcome.
Over the years, I have become known as a strong listing agent who combines market knowledge, negotiation skills, and thoughtful marketing strategies. Every home has a story, and I believe effective marketing goes beyond simply placing a property on the MLS. My approach involves understanding what makes a home unique and creating a customized strategy that helps it stand out in a competitive marketplace.
What sets me apart is the level of personal involvement I bring to every transaction. As a solo agent, my clients work directly with me from beginning to end. I am personally involved in pricing strategy, marketing, negotiations, and guiding clients through every step of the process. That hands-on approach allows me to provide a level of service and attention that is increasingly rare in today’s industry.
I am also a strong believer in continuous learning and adapting to changing market conditions. Real estate has evolved significantly over the years, and I have embraced modern marketing tools, digital strategies, video content, and social media to better serve my clients and increase exposure for their properties. Today’s real estate professional is not only an advisor and negotiator, but also a marketer, strategist, and problem solver.
Brand-wise, I am most proud of the trust I have built within the communities I serve. Approximately 90% of my business comes from repeat clients and referrals, which I consider one of the greatest compliments a professional can receive. To me, that reflects the relationships, service, and results I have worked hard to build throughout my career.
I am especially proud that my business has been built on trust, relationships, and results. While real estate markets, technology, and marketing strategies have changed over the years, my commitment to advocating for my clients and protecting their interests has remained the same.
Above all, I want people to know that my business is built on integrity, hard work, and putting my clients’ interests first. Whether someone is purchasing their first home, selling a longtime family property, or navigating a luxury transaction, my goal remains the same: to provide expert guidance, thoughtful strategy, and a client experience that exceeds expectations.
I don’t measure success by the number of transactions I close. I measure success by how many clients come back and refer their friends and family. To me, that’s the greatest indication that I’ve done my job well and earned their trust.
What’s next?
One of the things I enjoy most about real estate is that there is always something new to learn. The market evolves, technology changes, and consumer expectations continue to shift, which keeps the profession both challenging and rewarding.
Looking ahead, I am excited to continue expanding my presence in the luxury market while remaining committed to the personalized service that has always been the foundation of my business. I enjoy helping clients at every stage of their real estate journey, whether they are purchasing their first home, moving up, downsizing, or navigating the luxury market. My goal is to continue growing a boutique real estate business known for thoughtful strategy, exceptional service, and lasting relationships.
I am also looking forward to expanding my marketing and educational content. Today’s consumers have access to more information than ever before, and I enjoy creating resources that help buyers and sellers make informed decisions. Whether through digital marketing, video content, or community engagement, I want to continue finding new ways to connect with and serve the people in the communities I love.
Much of my career has been built through consistency, continuous learning, and earning trust one client at a time. I plan to approach the luxury market the same way—by providing exceptional service, strategic marketing, and building lasting client relationships. I believe that strong reputations are built over time, and I look forward to continuing that journey.
Most importantly, I hope to continue earning the trust of my clients and their families. If I can look back years from now knowing that I helped people make sound decisions, protected their interests, and built lasting relationships along the way, I will consider that a success.
