Meet Ricky Castillo of Ricky Castillo- Dash Realty

Today we’d like to introduce you to Ricky Castillo.

Hi Ricky, so excited to have you with us today. What can you tell us about your story?
I took a real estate finance class my last semester at Texas State University & absolutely fell in love with it! It probably helped that I had a huge crush on my teacher Ms. Mcnabb haha but as soon as I graduated, I got my license and have been a realtor ever since. I started off as mainly an apartment locator, but since have also specialized in 1st time home buyers, VA loans, and estate sells as well! I love being a resource to those looking to buy or sell and have been fortunate enough to help out many of my friends and family members and also have made many new friends and clients along the way.

We all face challenges, but looking back would you describe it as a relatively smooth road?
It definitely hasn’t always been glamorous. There’s been times when I was not getting the business I had hoped for and lets be honest, real estate is a tough business especially when you’re first starting off. It’s a “eat what you kill” environment and only the strong survive literally and figuratively. I’ve considered switching careers a few times and just getting a “normal” 9-5 but every time I did I seem to get my biggest commission soon after. Learning how to find new clients and also market myself to my existing network to remind them that I’m a resource for them has been a major key to unlocking my full business potential and I’m still learning every day. Social media has really opened up new possibilities and opportunities as well so the more I learn how to navigate that space the more I’m excited and look forward to what the future brings.

We’ve been impressed with Ricky Castillo- Dash Realty, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
I take pride in being a genuine person 1st and realtor second. That means I’m not always just trying to get the maximum commission possible or going through the motions to get the deal closed so I can get a check. I love when my clients are educated about their purchase/sale and are comfortable during every step of the transaction. I’ve always negotiated the best I can to get my clients the best price, even if that means less of a commission check for me in the long run, because I mean it when I tell my clients I will always operate with their best interests at heart. Sometimes that even means talking my clients out of a sale if I feel like they’re jumping the gun or stretching their budget to thin. I never tell my clients what to do, but I always give my honest opinion so they have all the information on hand when making decisions.

Can you share something surprising about yourself?
Most people don’t know I study the market every day. New trends, data, and laws are always effecting the market and the best way to be an asset to your clients is to always be up to date on the latest data and information. I’m a stats nerd and especially since I focus on buyers, I love being able to keep them well informed of today’s buyer’s market and how we can use current data to our advantage when putting in offers. Or using it on the sale side to make sure all my listed properties are priced competitively to ensure a quick and smooth sale.

Pricing:

  • Most seller’s pay the buyer’s agent commission
  • The average agent commission on the sale of a house is 6% that’s usually split between both the seller & Buyer agent
  • The average minimum down payment to purchase a home is 3.5%
  • Average closing cost when buying a house is 3% of the purchase price
  • Average costs to sell a home is 10-15% of the selling price
