Hidden Gems: Meet Don Moriarty of Classic Texas Properties, Inc

Today we’d like to introduce you to Don Moriarty.

Hi Don, so excited to have you with us today. What can you tell us about your story?
I started selling homes in 1988. It was a tough time in the market – home sales were cratering and I thought it might present a buying opportunity. Unfortunately, I didn’t know at the time that self-employed people have to have 2 years of tax returns in order to qualify for a mortgage loan. So I was unable to purchase but I did start selling homes to investors taking advantage of the down market.
One of my clients asked my if I managed properties after I sold them a home. I had never done that in my life but went ahead and yes. I ended up getting hired and learning a lot about property management.
As the year went by I began taking on more and more management accounts until that has become the largest part of my business.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
It has been a long and bumpy road. I was also raising a family and my wife and I decided for her to stay home. So I had four people to pay for and take care while being self-employed and on a straight commission job. I was learning the business while working about 80 hours per week to keep the food on the table.

Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
I am the owner and Broker of Classic Texas Properties Inc. I am a full service brokerage operation that engages in sales, leasing and property management. I have 38 years experience and am an Austin native. I believe where I bring value is that if you are looking to buy a home whether for occupying or investing I can help analyze it and determine what sort of return you can get on it and what type of repairs both current and future to watch out for.
I’ve been spending most of my time on property management but if someone is looking to invest I help them from the buying to finding the tenants. I think that what sets me apart is that I have extensive knowledge of common repair issues to avoid.
I’m proud that I’ve managed to last this long in a very tough business.

What would you say have been one of the most important lessons you’ve learned?
To always treat people with respect and care. I find that as long as I focus on their needs that mine tend to be taken care of as a result.
