Hi Gabriel, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
My journey in real estate commenced in 2020, though my foundational skills in client relations were honed earlier in my career. Prior to real estate, I served as a Master Trainer at 24 Hour Fitness in Austin. My dedication and leadership were recognized by my manager, leading to an opportunity to help establish a boutique fitness center catering to an exclusive clientele. This role involved building a robust client base through word-of-mouth, serving diverse groups from C-Suite executives to entrepreneurial startups. This experience seamlessly transitioned into my real estate career, where my first client was a Vice President at National Instruments.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Real estate is a trial by fire career, you can take all the training and accumulate all of the certifications you want but you really learn by doing, and you especially learn by the mistakes you make, which inevitably you will.
We’ve been impressed with Realty One Group Prosper, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
I have 4.5 years of experience in residential & commercial real estate on both the buy and sell side as well as helping clients lease their properties to help build their portfolios. In real estate the Pareto Principle is alive and well, truly the top 20% are making the lion’s share in commissions. Why is that? Most likely they offer some kind of service, value, or knowledge that sets them apart. I’m the kind of individual who likes to know as much as I can about what I’m doing. After joining a commercial team (in addition to continuing to do residential on my own) I saw a gaping whole in the market that investors weren’t receiving.
Most people looking to purchase a singe-family home aren’t thinking like an investor. Why is this important? You need to be able to project into the future what ROI you will receive in years 1-5 and beyond, not just what you could sell your property for but you need to be able to take into account CPI growth, vacancy rates, and the Compound Annual Growth Rate for each specific property. Usually this type of information is only available to large commercial firms with their own underwriters. I learned how to do all of this so that my clients can make the most informed decision possible when it comes to their home; their biggest investment. Even if you buy your home and plan to live in it a very long time, the reality is that life is full of surprises. Maybe there is a change in careers, or a divorce is on the horizon, or you decide you want to have a family after all. I’ve worked with clients to whom all of these things have happened and all of a sudden their forever home needed to be sold or leased quickly. Why not have access to as much information as possible just in case?
Realtors are no longer the only source of information on the housing market thanks to sites like Zillow and Redfin. You have to be able to help your clients’ home stand out on when it hits the market. I know how adjust for characteristics like square footage, the age differences in homes, whether one home has a fireplace compared to another, and whether one home has an extra bathroom, among many other factors. It’s easy to pull comps and get a general idea but to really nail it down to a specific value is key. Once we do this we now have to take a look at your competition. How do we make your home stand out? By getting it pre-inspected, which is vital before placing in on the market so you don’t have any nasty surprises once you go under contract. Finally, staging a home is the chef’s kiss to making potential buyers feel right at home when they walk in, which is what you want. You want them to feel strong emotions about your home because this puts them in buying mode! All of these are services I provide and are included in my fee. I want my clients to feel like they are getting a great value by hiring me to help with their real estate needs.
Do you have recommendations for books, apps, blogs, etc?
The Sandler Method are great sales books that helped me to better listen to my clients. The book Real Estate Rescue helped me to understand why renovation is an all-or-nothing approach. Finally, I’m a big nutrition geek, the books Death by Food Pyramid and Deep Nutrition were a game changer for me.
