Today we’d like to introduce you to Scott Carson.
Hi Scott, please kick things off for us with an introduction to yourself and your story.
I started off as a mortgage broker in 2004 but when the recession hit in 2008, I had to change focus. So I pivoted to buying distressed notes/mortgages on residential and commercial properties direct from the bank. In 2010 I sold my home and just about everything I owned and hit the road for what I thought was a 30-week tour. Four years later, I was still traveling, speaking, and training investors how to invest in debt as one of just a handful of experts in this niche area of real estate. Flash forward to today and I’ve bought over a billion dollars in distressed debt and helped thousands of homeowners stay in their homes by creating a win-win scenario where we’ve bought their loan from a bank or hedge fund and worked to modify or reinstate the borrower. I was the educator of the year in my field in 2014 and I’ve been featured on Inc.com, the Wall Street Journal and every other major publication. In 2016 I launched the Note Closers Show Podcast that is now syndicated on 17 AM/FM channels with millions of listeners each month.
We all face challenges, but looking back would you describe it as a relatively smooth road?
Heck no. 2010-2015 was the wild west when it comes to real estate investing, especially in distressed loans. Real estate has its ups and downs and every deal is different, especially when you invest in 30 different states. We’ve experienced huge growth and then also had to downsize some in the past two years. But we’re stronger than we’ve ever been before and looking for what the future holds. My work ethic, faith, and amazing team and vendors have helped me overcome our obstacles to help dominate my niche of investing.

What quality or characteristic do you feel is most important to your success?
I believe my resiliency and faith in myself has helped me more than anything. This distressed debt niche was really a new niche in 2008 that was the wild west. I would be competing with Wall Street, big banks, and hedge funds, but have found my place among those big names to make a name for myself and my company.
