Hi James, so excited to have you with us today. What can you tell us about your story?
Real estate investing was always in my future. I decided to get serious about it a little less than a year ago after looking into investment strategies. To be honest, real estate is a requirement for becoming sophisticated in anyone’s financial goals. What I didn’t realize was how, in today’s market, I could make such a meaningful difference in people’s lives.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Getting started in any endeavor is not easy when you don’t know what you’re doing and don’t have experience. I have to thank my coaches for taking a keen interest in my potential and playing a direct role in my success so far.
I work with people who are facing some of the most heartbreaking situations imaginable. If things don’t change, many of them could become homeless and may not be able to purchase another home anytime soon because of the impact on their credit.
Without the coaching and guidance of Nacole Ochoa, Tom Ochoa, Kelly Jackson, and Abhi Agrawal, I would not be able to confidently articulate the options people have to get out of difficult situations involving their properties and execute on those solutions effectively.
Finding the best possible outcome for my clients is what brings me the most joy in this work.
Alright, so let’s switch gears a bit and talk business. What should we know?
What I do at my core is help stop foreclosures by any means necessary. We are in an interesting housing bubble that, in many ways, resembles 2008. It may not become as severe, but only time will tell.
When COVID began in 2020, people rushed to buy homes and take out loans. This caused housing values to inflate unrealistically, and homeowners who sold during that period often made significant profits. That trend lasted until around 2023-2024, when values began correcting.
With average interest rates around 6.25%, many homeowners who purchased between 2020 and 2025 are now finding themselves in difficult situations. In some cases, even after years of payments, they still owe close to, or more than, what their home is worth. Many loans were approved during a market environment that, in my opinion, was not sustainable long term.
At the same time, workforce markets are shifting because of AI and broader economic changes, and we are beginning to see foreclosure activity increase in ways we have not seen since 2008. It has not impacted every neighborhood equally, but when you analyze comparable sales, the signs are obvious. In some neighborhoods, nearly every home within a small radius is listed, pending, or recently sold within a short timeframe. That is not normal market behavior.
When I speak with distressed homeowners and they tell me they purchased their home between 2020 and 2025, I already understand the position they are in, how they got there, why it is happening, and what options may exist to stop the foreclosure. Unfortunately, situations like this make up the majority of the calls I receive every day.
I’m proud to say we have helped homeowners who wanted the help not only avoid foreclosure, but in many cases get out from under overwhelming debt entirely. In my opinion, some of the lending practices during that period were predatory, and lenders are now being forced to absorb losses they previously did not expect.
At the end of the day, helping people is what this is all about. If someone is facing a situation where their home has become the source of the problem, I have creative solutions that may help. Give me a call.
What quality or characteristic do you feel is most important to your success?
I have a sincere desire to help people solve problems. Whenever possible, I try to help homeowners accomplish what they want to do. If that is not possible, I explain why and offer alternative solutions that still help solve the problem.
I do not believe in adding pressure to situations that call for patience, understanding, and gentleness. I’m extremely fortunate to work alongside great, honest people who share those same values.
