Hi Ron, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
We have been in the entertainment industry for nearly 40 years. We developed an inventory of extremely high-end mobile estates that were built for the wealthiest and most famous people in the world. When COVID came along, the entire entertainment industry shut down. Having read the famous book “Who Moved My Cheese” years ago, we realized we needed to move the cheese.
We were able to purchase several acres next to our home and moved our rental fleet of mobile Estates into this property. We then built an entire resort around the units. Now anyone has the ability to stay in these units for one or more nights at a time.
These are 1200 ft.² two-story custom-made mobile estates. They were built at a cost of $2 million or more each. They are the largest rolling platform in the world. However, they are now stationary at 7744 Ranch.
As we built luxury yachts before we started building these mobile estates, we learned a lot about what is reliable and what is not. These mobile estates have yacht-like interiors. They are also equipped with state-of-the-art electronics and touchscreen controls.
7744 Ranch amenities include, six person cedar sauna, cowboy pool, woodfired pizza oven area that seats 27 with an 80 inch QLED TV, we have two entertainment circles the upper entertainment circle has a Michael Phelps hot tub with 140 jets, 6 foot long gas fireplace, stainless steel six burner gas grill, gazebo that seats 14, 75 inch QLED TV, outdoor shower and outdoor sound system. The second entertainment circle has a wood-burning fire pit gazebo that seats 14, an outdoor kitchen with a gas grill, a two-drawer refrigerator, 75 inch QLED TV. This lower circle overlooks a 1,000,000-gallon Koi rescue lake with fountains and a running stream that goes through the property. We have a half-mile walking/running path around the property. We have a dining room table that seats eight with a chandelier that came from a castle in England; we’re right in the middle of the woods. We also have an iron post bed with a grass mattress with a chandelier overhead right in the middle of the woods also. We have a share library for those that want to grab a book laid down on the bed or find another quiet place around the resort to relax.
At night, the entire resort has been described as like going to Disneyland we have over 2000 string lights around the property as well as accent lights on trees and modern street lights throughout the property.
The property is surrounded by a 10-foot-tall solid stone wall with 30 foot gates at the entrance
. Guests often called these the Jurassic Park gates as they are 30 feet wide and 14 feet tall.
7744 Ranch is entirely in the woods; every tree we could possibly save when we built the property is still here.
Almost every guest comments that the pictures do not do 7744 Ranch justice; it’s way better in person.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
I don’t think I know of anyone who has ever started a business from scratch that didn’t go through struggles. You design and plans from the beginning, but by the time you get to the end, it’s often way different than where you started, because things come up along the way and you need to be flexible to adjust and have reserve funds above and beyond what you thought it was going to take to build it. I think everyone thinks they’re going to open the doors and be swamped. That’s not the case in today’s world with the level of competition from other facilities, but mostly fighting the algorithms will be your biggest challenge.

Do you have any advice for those looking to network or find a mentor?
The way we win with the algorithms is five-star reviews. Otherwise, you will need to be prepared to spend thousands every month on advertising. Unfortunately, people who are accustomed to staying in hotels think that rating a small Airbnb is like rating a large hotel chain. Unfortunately, the booking formats consider short-term rentals like us differently. For example, a guest gave us a four-star review because we didn’t have a restaurant on site. Without going into the practicality of having a restaurant in a small resort, here’s what that caused. 2 ½ years later, we cannot get a five-star rating on that unit; we get a 4.99 that takes your five-star flag off of your listing, forever.
It’s important for other short-term rental owners to explain this to their guests or even provide this information within your unit.
