Hi Vivian, please kick things off for us with an introduction to yourself and your story.
I built my business from a deep desire for financial independence and control over my time. In my early twenties, I became an “accidental landlord” after relocating for work. Real estate wasn’t a grand strategy back then—it was simply a way to hold on to my first home. For years, I focused on my corporate career, eventually joining Apple to work in global supply chain and operations. I helped launch multiple iPhones during some of the most complex and fast-moving supply chain challenges in the world. That experience gave me an operational backbone that still shapes how I run my businesses today.
The real turning point came after a company layoff early in my career. Watching people who had dedicated decades walk out with their livelihoods in boxes made me realize I could never rely on a single paycheck. Years later, I took that conviction and channeled it into house flipping with my husband, James. We started with one property and scaled quickly—eventually flipping over 40 homes and building a $4M+ portfolio.
While short-term rentals gave us early wins, they were labor-intensive and unpredictable. When I discovered mid-term rentals—serving relocating families, insurance clients, and traveling professionals—it was a game changer. We created a business model that delivered high occupancy, stable income, and hospitality-level quality.
Today, I run multiple businesses including Austin based Hestia360, CRUhomes.com and a real estate education program. I have a community that is empowering other investors to build sustainable portfolios through education, systems, and partnerships with insurance and relocation companies. Our companies now serve guests nationwide and help hosts transition from hobby operations to scalable businesses.
My story is ultimately about reinvention. I went from corporate operator to founder, turning the pain points of instability into a structured, scalable business model that gives both guests and hosts peace of mind.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
Not at all. The road has been anything but smooth—and honestly, that’s where the real growth happened.
When I first started flipping homes, I didn’t have a roadmap. I was learning construction, financing, negotiations, and project management all at once. We made mistakes. We underestimated costs. We overtrusted the wrong contractors. But every setback forced me to get sharper, faster.
Even as we gained momentum, the market shifted multiple times. We had to navigate everything from rising interest rates to the pandemic gutting short-term rental demand overnight. That’s when I discovered mid-term rentals—born out of necessity, not a grand plan.
On the business side, scaling wasn’t linear either. Moving from a side hustle to a full-fledged company required building systems, training teams, and learning how to lead—not just do. There were seasons when I was stretched thin, managing launches at Apple by day and overseeing renovations at night.
But here’s the truth: smooth roads don’t build resilient founders. Every difficult moment became the foundation for a better process, a clearer strategy, and a stronger business.
We’ve been impressed with Hestia360, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?

We operate at the intersection of real estate and corporate housing, serving insurance-displaced families, relocating professionals, and construction and medical teams.
Unlike traditional co-hosting models, Hestia360 is built on operational excellence—drawing from years of flipping, hospitality experience, and supply chain systems. We manage properties end-to-end: onboarding and furnishing strategy, pricing optimization, compliance, calendar management, guest screening, and 24/7 support.
Through partnerships with relocation and insurance companies—such as ALE Solutions, CRS, Sedgwick, and Alacrity—we help owners secure reliable, high-value bookings without the volatility of short-term rentals.
Our goal is simple: deliver a hotel-level guest experience in single-family homes while helping property owners build steady, scalable income streams with minimal friction.
What do you like and dislike about the city?
What I love most about Austin is the weather and the energy. I grew up in Canada, so I will never complain about the heat—it beats shoveling snow any day. Austin has evolved into a true cultural melting pot with incredible food, live music, and a creative energy that makes it hard not to dream bigger. I love that on any given weekend, I can spend a day wakesurfing on Lake Travis or Lake Austin, then head to a new restaurant that reflects a piece of the world.
I also love the forward-thinking community here. Austin attracts builders, innovators, and people who challenge the status quo. Some call them “tech bros.” I call them people who keep me sharp.
What I love least is the cost of going out. The city has grown fast, and prices have climbed with it. A $22 cocktail at The Domain stings a little when I know I can get the same drink with a better view in San Diego for almost half the price. Growth is exciting—but it comes with a price tag.
