Today we’d like to introduce you to Vivian.
Hi Vivian, so excited to have you with us today. What can you tell us about your story?
My background is in design, and I’ve always been drawn to how a space feels, what makes a home feel right, what gives it potential, and how to see beyond what it is to what it could be.
I started my career in luxury fashion, representing independent designers and working with high end boutiques and department stores. That world was all about presentation, positioning, and understanding what resonates with a discerning client. Those are skills I still use every day in real estate.
From there, I moved into real estate through investing, managing, and renovating properties in Los Angeles while raising my kids. Being hands on in those projects gave me a practical understanding of homes, how they function, what adds value, and where there is opportunity.
About ten years ago, we moved from California to Austin for more space, stronger community, and a better quality of life. Since then I have lived in and renovated homes across Dripping Springs, Barton Creek, and now Lakeway, which gives me a real understanding of how different each area of Austin feels.
As my kids got older, I became licensed in Texas so I could bring that experience to others. Today I specialize in luxury homes and work throughout Austin with a focus on West Austin, Lakeway, Bee Cave, Spicewood, and the Hill Country.
I work with families relocating, move up buyers, and clients entering a new stage of life, whether that means more space, a different school district, or a fresh start. Having made those moves myself, I bring a personal perspective to helping clients find not just a home, but the right fit for how they want to live.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Honestly, no. And I think anyone who tells you it has been smooth is leaving something out.
Getting licensed in 2024 meant stepping into one of the most challenging real estate markets in recent memory. Interest rates had shifted, inventory was high, and buyers were cautious. It was not the easiest environment to build a business from scratch and there were moments of real doubt, especially early on.
Breaking into a market without an established network is its own challenge. In Los Angeles I had built relationships over years. In Austin I was starting over, which meant being intentional about every connection and every opportunity to show people what I was capable of.
And then there is the mom piece, which I think a lot of women in this industry understand. Building a business while being present for your kids requires a level of juggling that nobody prepares you for. I don’t think that tension ever fully goes away. You just get better at holding it.
But the hard days are always outweighed by the moments that remind me why I do this. Helping a family relocate from out of state and watching them fall in love with Austin the way I did. Helping a first time buyer build equity and get their foot in the door. Helping someone move up into the home that finally fits the life they have built. Those moments make everything worth it.

I am part of Limestone Realty Group, a small team of three women under eXp Luxury. We are all moms, deeply rooted in the Austin community, and we understand what it means to balance real life alongside real estate decisions because we are living it too.
I specialize in luxury homes, relocation, move up buyers, and investors, with a focus on West Austin, Lakeway, and the surrounding Hill Country. These are areas I know firsthand, not just from selling, but from living, renovating, and raising a family here. That kind of insight cannot be manufactured.
What really sets me apart is the combination I bring to the table. My background in luxury fashion gives me a strong eye for presentation and marketing. My experience investing and renovating gives me a strategic, numbers driven perspective. And my love for design means I see homes not just for what they are, but what they could become.
I am also known for being straightforward, personal, and genuinely invested in my clients beyond the closing. In an industry that can feel transactional, I have built my business around relationships and trust.
If there is one thing I want people to know, it is that I don’t just help people buy and sell homes. I help them move into the life they are actually building.
